Meet John
I was
licensed in 1991, and I close 2-3 million each year. I am affiliated with NAR and
The ADA County Association of Realtors. I have a bachelor's degree in business
management, and prior to becoming a realtor, I was in telecommunication sales for seven
years.
I am an active member of several conservation
organizations. We moved to Idaho in 1992 to escape the big city rat race! My
wife and I have a grown son who is starting a career in Technology. We both enjoy
the outdoors, canoeing, skiing, fishing and hiking.
I specialize in buyer agency. I do not solicit listings,
but I do not turn my back on past clients or their referrals. Many of my buyer
clients are first time buyers. I am very familiar with all aspects of new
construction from custom designs to "tract homes". I keep abreast of all
new financing advents and can help people with little cash down and closing costs to but a
home.
A
Buyers Agent represents his or her client solely. There is no CONFLICT OF INTEREST.
Unlike traditional agency , where both agents in a transaction owe their legal
and ethical allegiance to the seller of a property, a Buyers Agent has only the
buyers best interests in mind.
The listing agent has a
contract with the seller client that sets the amount of commission to be paid to him or
her upon the successful sale of the listed property. If you call the number on a yard sign
or walk through an open house, that agent is working for the seller. Should you decide to
buy that home, the listing agent gets the whole fee. If one of the other agents within the
same company shows you the home, they also work for the seller and the fee is split.
Unless you enter into a Buyers Agency Agreement, evidenced in writing, you are a
customer not a client
